How long is a BASIX Certificate valid?

A BASIX Certificate is valid for 3 months from its date of issue. Within that window it must be submitted with your development application (DA) or complying development certificate (CDC). The important point is to lodge it before it expires – once your application has been accepted by the council or certifier, the certificate is locked in with that application and the 3-month clock no longer matters. If the certificate lapses before you lodge, you will need a fresh one. Validity rules can change over time, so it is still worth confirming the current period on the NSW Planning Portal.

When design changes force an update

The certificate is a set of commitments tied to a specific design. If the design changes in a way that affects those commitments, the certificate must be updated. Common triggers include:

• Changing window sizes, types or orientation.
• Altering insulation, glazing or the hot water system.
• Adding or removing rooms, or changing the floor area.
• Swapping a committed product for a different specification.

Product substitutions on site

If your builder substitutes a fixture, hot water unit or other committed item during construction, the certificate may need amending before an occupation certificate can be issued. Keeping the as-built work matched to the certificate avoids delays at the final stage.
