What a BASIX certificate actually costs in NSW
Across the NSW market, consultant fees for a single dwelling typically land between $150 and $450. Granny flats and alterations usually sit at the lower end, two-storey homes and duplexes higher, and multi-dwelling projects higher again. On top of the consultant fee there is a separate NSW Government lodgement fee – around $50 for a single dwelling and $25 for alterations and additions – that applies no matter who does the work.
So when two quotes are $80 apart, you are not comparing two different products worth hundreds of dollars. You are comparing what each assessor does for a broadly similar fee – and that is where the differences get expensive.
Why some quotes are so cheap
A low advertised price is usually built one of three ways:
- The extras are unbundled. The headline price excludes GST, the government lodgement fee, the NatHERS component, or a “BASIX summary” that gets added later. By the time the certificate is in your hand, the cheap quote has caught up to the others.
- Amendments are charged separately. Designs change. If every tweak costs another fee, a cheap certificate on a moving design becomes an expensive one.
- The assessment is minimal. The assessor enters your plans, nudges specifications until the software says pass, and issues the certificate. It is compliant on paper – but nobody asked whether those specifications are the cheapest way for you to build the house.
The hidden cost: an unbalanced certificate
This is the part price-shoppers rarely see. Two certificates can both say “pass” while committing you to very different construction costs. A rushed assessment often reaches compliance by over-specifying one or two easy levers – premium low-e glazing everywhere, or an oversized rainwater tank – instead of balancing the whole house.
Upgraded glazing across a full home can add several thousand dollars to the build. A smarter mix of orientation, shading, insulation and standard glazing can reach the same targets for a fraction of that. Saving $80 on the certificate and spending $4,000 extra on windows is not a saving. It is the most common own-goal in residential compliance.
