Coastal NSW Homes: Energy Assessment Tips for the Central Coast and Illawarra
In short

Coastal climates are mild but humid, with their own design priorities. Here is how to rate well on the Central Coast and in the Illawarra.

The Central Coast and the Illawarra enjoy some of the most comfortable climates in NSW, but mild does not mean effortless when it comes to energy ratings. Coastal humidity, salt exposure and sea breezes all shape the right design. Here is how to make the most of a coastal site.

The coastal climate in brief

Coastal NSW is temperate, with warm humid summers and mild winters. The heating load is modest and the cooling load is moderate, so the design goal is to harness breezes and manage humidity rather than fight extreme heat or cold.

Design priorities near the sea

  • Cross-ventilation. Catching the sea breeze can keep a home comfortable with little air conditioning.
  • Shading. Summer sun still needs managing, especially on west-facing glass.
  • Moderate glazing. Generous north glazing works well with good eaves.
  • Durable materials. Salt air rewards robust, low-maintenance finishes.

Why ventilation is the hero

In a humid coastal climate, moving air is the cheapest comfort tool you have. Windows and doors positioned to funnel the prevailing breeze through living areas reduce reliance on cooling and support the energy side of the assessment. Ceiling fans complement this beautifully.

Getting the balance right

Priority Coastal weighting
Cross-ventilation High
Summer shading Medium to high
Winter heating Lower than inland
Insulation Still important, balanced

A comfortable result

Coastal homes can reach a strong rating without heavy investment when ventilation and shading are designed in. The mild climate does a lot of the work, provided the home is set up to use it.

Frequently asked questions

Do coastal homes need as much insulation? Insulation still matters, but the balance shifts toward ventilation and shading.

Is humidity assessed? The local climate file reflects coastal conditions, so the design is tested against real humidity and temperature data.
