Common BASIX Mistakes That Delay Council Approval

Nothing stalls a project like an avoidable compliance error. BASIX problems are some of the most common reasons a council or certifier sends plans back, and almost all of them are preventable. Here are the mistakes we see most, and how to keep your approval moving.
1. Commitments missing from the plans
A BASIX Certificate lists commitments that must be shown on the architectural plans. If the insulation values, glazing types and fixtures are not marked up on the drawings, the certifier cannot verify them and the application is delayed.
2. The plans and certificate do not match
When the design changes after the certificate is issued but the certificate is not updated, the documents conflict. Every window, wall and fixture on the plans needs to match the certificate exactly.
3. An expired certificate
A BASIX Certificate is valid for three months for lodgement. Submit after it lapses and you start again. Time your certificate to your lodgement, not too early.
4. The DIY thermal pathway gone wrong
BASIX offers a simplified thermal pathway, but for many homes it produces a weaker result than a proper NatHERS assessment. Relying on it for a complex design can lead to a fail or a marginal pass that causes problems later.
5. Forgetting that renovations and pools count
Owners often assume a renovation or a pool is exempt. Once the cost threshold or the 40,000 litre pool limit is crossed, BASIX applies, and discovering that late is a costly surprise.
